Rights and responsibilities of ACT renters

Your rights and responsibilities are the same as other renters in the ACT.

The Renting Book explains your rights and responsibilities.

This includes rules about:

  • having a pet
  • not using your home for illegal activities
  • being a good neighbour
  • who’s responsible for repairs and maintenance
  • paying rent and rent increases.

Extra rules for Housing ACT tenants

Your Housing ACT lease (residential tenancy agreement) lists extra rules you must follow as a public housing tenant. Your lease is one of the documents you signed before you moved in.

As a Housing ACT tenant, you must:

  • pay your rent 2 weeks in advance
  • tell us about changes in your household
  • tell your housing manager about any damage that happens
  • apply for a new rental rebate if your household income goes up
  • look after the home and keep it in good condition.

You must not:

  • allow another person to move into the property without telling us
  • move out and let someone else rent the home
  • be away from your home for more than 4 weeks without telling us
  • interfere with the peace and enjoyment of the neighbourhood.
