An innovative, eco-conscious, and inclusive mixed-use development will re-shape the area south-west of City Hill.
This follows the sale of the land by the ACT Government to Capital Property Group for $66 million (ex GST) through a public tender process.
Located between City Hill and QT Hotel Canberra, the site is currently being used to support the Raising London Circuit project.
The new development will feature a range of residential and commercial spaces, as well as diverse architecture and green space.
The development will also include 502 dwellings – 76 of which will be designated as affordable. It will eventually house 1,000 residents and 1200 workers.
Construction will deliver around 800 jobs over five years.
Design features include:
- an integrated mixed-use precinct
- a new vibrant city park including landscaped green spaces, public art and water play
- four residential buildings with 502 dwellings
- an a-grade office building
- ground floor retail including cafes, restaurants and a convenience supermarket
- a striking hybrid timber structure hotel
- carbon neutral precinct with world leading sustainability targets
- collaboratively designed by architects Bates Smart, EM BE CE and JPW.
Construction may commence as soon as 2026, pending approvals.
The project is expected to be completed in stages between 2028-2034.
First advertised by public tender on 4 May 2023, the sale was run by JLL over two stages. The first stage (request for EOIs) closed on 4 July 2023 and second stage (request for tender) closed on 12 December 2023.
Following the completion of the sale, the draft design will proceed to National Capital Authority works approval, which will include a public consultation process.
