Develop build-to-rent housing in the ACT

Find out how developers and community housing providers can access land, funding and tax benefits for Build-to-Rent projects in the ACT.

Build-to-rent in the ACT

Build-to-rent housing is multi-unit rental housing built to be rented long-term, not sold. Each development has one owner and is managed as a single property.

It offers secure, high-quality homes with shared spaces and facilities for residents.

Canberra’s favourable tax settings make it well suited to this model.

Financial benefits

If you own a build-to-rent project, you can reduce yearly property tax. You may also get extra incentives if your project includes affordable rentals.

Lower land tax through a single title

In the ACT, land tax and general rates have fixed charges per title. Build-to-rent projects that are not unit titled can reduce the amount of land tax, rates and levies to pay.

Tax incentives from the Australian Government

You may also be eligible for Australian Government’s build-to-rent tax incentives.

These include:

  • accelerated capital works deductions
  • lower withholding tax on eligible projects.
