Rent out your property as an affordable rental
How to apply for a land tax exemption when you rent your property below market rate through an approved property manager.
The Affordable Community Housing Land Tax Exemption scheme gives eligible property owners a full land tax exemption.
Check if you can apply
You can apply if you own the property and:
- have an agreement with an approved provider to rent your property as affordable housing
- charge rent that’s less than 75% of the market rate
- rent to tenants who meet the income limits for affordable housing.
How to apply
Choose an approved property manager
You can use one of these approved property managers.
- Rentwell – a charitable property management service. They’re a registered community housing provider, managed by YWCA Canberra.
- HomeGround Real Estate Canberra – a social enterprise and registered real estate agent. They're managed by Community Housing Canberra (CHC).
Both services:
- manage tenant applications and selection
- handle inspections and maintenance
- charge a management fee.
Sign an agreement
Sign an agreement with the property manager.
This confirms your property meets the scheme rules and will be managed by a registered community housing provider.
Fill in the application form
Apply through the ACT Revenue Office as soon as you sign your agreement. You’ll need to upload a copy of it with your application.
Your responsibilities
You must:
- keep renting your property through an approved provider under the scheme rules
- tell the ACT Revenue Office within 30 days if anything changes that affects your land tax.
